New Build House – Frankby, Wirral

With the good weather continuing, this new build house being Constructed in Wirral continues at a good pace.

The roof timbers are nearly finished ready for the new slate roof finish in a couple of weeks.

The first fix electrics and plumbing will then start including the under floor heating system to the whole house.

Eco environments who are installed the Photo Voltaic Solar Panels are also due on site in a couple of weeks to start there first fix.

 

 

New build house update

Since the last update at the beginning on February, work had continued by RW Thomas Ltd on the construction of this new family home for our client.

The Rainwater harvesting tank has been installed ready to provide water to the house for flushing wc and filling the washing machine as well as providing water for the garden.

You will see from the photos below that as the month moved on, the block work continued to be built up to first floor level. The steel work at this level was installed allowing the first floor joists and flooring to be laid. This provides a safe working platform for the bricklayers in addition to the extra level of scaffolding on the outside. the steelwork has been ordered for the roof and for the next update we should see the roof timbers been added.
A good deal of time has been spect finalising the order for the VELFAC windows that are to be installed. These are composite windows with a timber frame inide but with aluminium sashes externally to reduce maintainence issues. They will also look great and I can’t wait to see them installed. We have used them before and believe they offer a competative window even when compared to UPVC.

Even at this stage you get the impression of what the first floor rooms will be like. The view from the front upper floor lounge with its 5m wide sliding doors will be fantastic.

Meridian Consult have continued to make site visits as Approved Inspectors and are happy with the work to date.

New Build House – Progress report

Since the last up date nearly two weeks ago things have progressed quite well and the place is starting to take shape. The brick and blockwork was initially built upto dpc level which enabled the concrete floors to be poured. The foul drainage runs have been installed and these have also been passed by the approved inspector.

Brick and blockwork has since been built up to about 1200mm above internal floor level and this will continue over the next weeks. The scaffolding will be next to arrive on site to enable the lifts of brickwork above head height to be progressed.

A notable arrival on site has also been the rainwater harvesting tank which is nearly ready for installation. This 3750l tank will be buried under the rear garden. It will collect rainwater from the roof of the property for storage and later use within the house for flushing wc’s, and suplpying the washing machine. Externally is will provide water for the garden and has been supplied by www.combinedharvesters.com based in Wirral.

With the progress, one can already start to feel the spaces of the house developing. There is a lounge to the front of the dwelling which will have a long glazed element to the front. The opening has just started to be formed and you start to get the feeling of what it may be like to sit in there when it is complete and enjoy these fantastic views over the fields beyond.

At site visits we walk around the site and look at the workmanship of the construction to date. At this stage of the build it is important to start looking at the cavities in the walls going up, to make sure that mortar is not fouling up the cavities. The bricklayers are mainly keeping them clear although a couple of elements were asked to be cleaned up.

We have made four site visits in the last week or so and the photos attached show the development over this period up until today.

Planning application submitted for new build house in Oxton

Bromilow Architects have submitted this scheme for a new build house in Oxton, Wirral for their clients. The site was originally granted outline permission in 1991 for a dwelling to be built in the substantial garden of their property. We were approached to develop the design with them, and submit the reserved matters application for the design, layout and landscaping etc of the site.

The design is a development of the style of dormer bungalows adjacent to the site but with a contemporary edge to it. The traditional dormer element has been ‘pulled out’ from the roof line to provide a striking glazed elevation down to floor level that will provide greater views and links to the to the garden of the property.

The scheme was submitted in early January, with the decision expected within 8 weeks.

New Build House – Progress report

Work on site has progressed well since the cold weather has left us behind. The trench blockwork has been completed and the excavations have been backfilled with hardcore. The foul drainage pipework has also been installed as well.

Site visits have also been made by the approved inspector (Meridian Consult) who have approved all the work to date.

Friday also saw a site visit arranged with the supplier of the Rainwater Harvesting system. A 3750l tank has been specified by us in collaboration with Combined Harvesters Ltd, the site visit was to finalise this specification, decide a location and give a brief overview to the main contractor of its workings. The rainwater is going to be collected from the roof only and fed in to the large tank which will be buried at the rear of the property. A pumping unit is to be installed in the garage which will provide water to outside taps and also to the main house. Inside the house this recycled water will be used to flush toilets and fill washing machines and will greatly reduce the water usage in the property and therefore reduce the utility bills for the house.

Work will continue this week with the wall being brought up to DPC level and the concrete slabs being poured for the floors.

Office Arrival

Stephen and Sally Bromilow, the directors of Bromilow Architects Ltd had an early Christmas present with the birth of their daughter on 10th December 2010.

Eve was due to to arrive on Valentines day but instead turned up 10 weeks early. She was born at Arrowe Park Hospital and was transferred straight to the Special Care Baby Unit there and is progressing well. It is likely that Eve will remain in Hospital until into the New Year. Sally has been discharged from hospital but will understandably be taking some time off from work

Stephen will be keeping the office running with the help of his team whilst both spending as much time at the hospital as they can with their new arrival.

New build house – Slow progress due to weather

Following the pouring of the concrete foundations for this new build house at the end of November. The contractor only managed two days of block laying up until Christmas due to the cold weather we have been having. The sides of the trenches had collapsed due to the frost and had to be cleaned out before any work commenced. Water was also pumped out of the trenches to provide a sound base for laying the foundation blocks.

Contractors usually take the time off between Christmas and New Year but with the Tradesman having had a quiet December due to the weather, they are keen to get back to site to continue the trench block work between the holidays, weather permitting. Hopefully the Weather in January is kinder and work can progress quickly.

New build house – Concrete for Foundations

Saturday saw the arrival of the concrete for the strip footings for the new house for our client.

Earlier in the week the trenches had been passed by the building inspector for the scheme, each trench was examined with a spade to check that good ground had been reached. We are using a private Approved Inspector called Meridian Consult Ltd for the building control aspect of the build.

Rather that barrow the concrete to the trenches, the contractor hired a small concrete pump that can be seen in use on the photos below. This made it far easier and quicker to get the concrete in to the trenches. Pegs had already been set in to the trenches so that the correct levels where obtained during the pour which used approximately 20m³ of concrete.

The next stage will be to progress the walls below the dpc level but with low temperatures expected this week, the block work may have to be halted until temperatures rise. Brick and block work with cement gauged mortars should not be laid in air temperatures at or below 3°C and falling or unless it is 1°C and rising. The temperature of walling during curing should be above freezing until hardened.

New build house in the greenbelt starts on site

Today was the first site visit to the new build house being erected for our client in Wirral. The existing bungalow was demolished a few weeks ago allowing the main contractor to start with a clean site.

As yet there is not really that much to see but the foundations have been set out and and the excavation of the trenches has commenced.

The wet  weather this week has not helped but progress has been made and the trenches should be finished by the early part of next week. They will be then inspected by our appointed approved inspector before being infilled with concrete for the foundations.

Planning permission for a House in the Greenbelt

Bromilow Architects Ltd have just received planning permission for this replacement dwelling in the greenbelt.

The proposed scheme will replace a dilapidated bungalow and provides our client with a new home for his family.

The new home is a significant increase in size over the bungalow it replaces, which can be difficult to achieve with replacement dwellings in the greenbelt. The usual guide being a replacement no more than 15% bigger than the original by volume. In this case we have managed to maximise this for our client and have managed to more than double the size of dwelling on the site, through the combination of our knowledge of the planning policies and good design.

The scheme is to start on site in September.
