Here’s one we went to visit today. 
We spent an hour or so with the owners to get a feel for the property and chat about their thoughts and ideas.
We advised that a feasibility study, looking at design options would be the best way forward, followed by a pre-app enquiry submitted to the Planning Authority to gauge their thoughts on any proposals.

Everyone loves a ‘before and after’, so here’s one of ours. 
We visited this morning to meet Building Control for their final inspection and sign off, so took these ‘after’ photos. 
Sometimes a simple and sensitive approach to refurbishment is required and that’s exactly what we did here. The location is wonderful, and the stone cottage its self is beautiful, so the refurbishment was undertaken in a way to preserve the existing features and sympathetically restore where needed.

A visit this morning to one of our completed proje A visit this morning to one of our completed projects, to take some photos. 
This project was to create an open plan family kitchen area, which opened out to the garden. We also gave them a utility space and some bike storage incorporated into their layout. 
A typical late Victorian/early Edwardian property, meant that the original layout to the rear of the property was made up of smaller spaces; kitchen, scullery, pantry etc, with little visual link to the rear garden.
Modern family living has changed somewhat to the way Victorian and Edwardian families would have used our houses. 
A layout change, with a rear extension has transformed their house into a bright and contemporary home for their busy active family. 
These clients are repeat clients, having designed their loft conversion for them some years ago to provide them with a home office and additional bedroom spaces, it was lovely to be asked again to work on their beautiful house to transform the ground floor for them too.

This project was quite a long road through Planning, so it’s really good to get onto site for phase 1 of the works, which is to implement the first floor extension at the front…..the views over the rooftops to the #deeestuary from what will be our clients new guest bedroom are great!

It’s always really interesting to work on histor It’s always really interesting to work on historical or listed buildings. When we work through a design and prepare information for a Planning Application or Listed Building Consent, we undertake historical research on properties to write a supporting document or a heritage statement as part of the application. We sometimes look at old maps as part of this research, so we can see how buildings and surrounding areas have developed over time. Here are a few I’ve been using today of Storeton, Wirral.

✨New Project✨ Excited to have been appointed a ✨New Project✨
Excited to have been appointed as architects to prepare and submit a Planning Application, Listed Building Consent for proposals to this beautiful 17th century stone cottage in Wirral. 
There have been various previous planning applications submitted for this property. Our client would like a fresh look at what is possible and we’re looking forward to getting started on the design process. 
We’ll be preparing an existing 3D model from our survey, which we’ll use to look at various options following a design workshop with the clients.

It’s always interesting when scrolling Rightmove It’s always interesting when scrolling Rightmove to spot one of our projects up for sale. 
This one was a project from 2014, where we added a modest extension, improved the entrance and replanned the interior. 
It was 10 years ago now, but the investment made at the time in fees and build costs to finish the project, was definitely money well spent compared to the property value today! 
It goes to show, investment in good design and construction adds value over and above the initial spend.

On site with this project in Caldy. We recently sh On site with this project in Caldy. We recently shared the 3D visuals of this project. Great to have the big doors in now….moving onto the internals soon. We’ll keep you updated with progress!
We have worked with the client throughout this project providing a full architectural service, so during these on-site stages, we regularly visit site to inspect the work, resolve onsite queries, manage the monthly payments to the contractor and administer the building contract. Our client has moved out and is able to carry on with their normal job, without the added stress of managing a builder on site…we’re here to do that for them, although it helps working with a great builder!

Our Project Starter document is aimed at homeowner Our Project Starter document is aimed at homeowners. It is a collation of information gathered from initial thoughts, ideas and designs which are backed up with specific key information, outline costs and next steps. 
Have you seen a property you think may have potential?
Have you just moved into a property and you don’t know where to start, to make it into your dream home?
We will help form your thoughts into ideas on paper, with some costs associated with these ideas.
Using the estate agents floorplans as a basis, we will sit down with you during a design session and chat about various possibilities and solutions. We will work through drawings and designs with you during our design session using our sketch design software.
Following our design session, we will then produce some clearly drawn floorplans, a costing document and suggest what the next stages are to move your project forwards. We will also give you an idea of any Planning implications associated with your proposals. This information will be presented in a document which we will email to you within a few days of our design session.

🏡This project is the full refurbishment, extens 🏡This project is the full refurbishment, extension and internal remodelling of a large house in Caldy. 
🏘It is located in one of the infil developments which cropped up in the 1980's/90's in Caldy. These properties would have been marketed as large 'executive' homes.
💡They have dated somewhat, and our client wanted to add a large open plan area as well as modernise the internal layout, finishes and make the most of the views of the large garden.
🛠We are currently on site with Phase 1 of the project, which is to implement the new open plan area and improve the layout and ensuite bathrooms on the first floor, as well as waving goodbye to the artex ceilings, brass wall lights and copious variants of covings!
✨We have worked with this client from the inception of the project offering a Full Architectural Service, taking it through the design stages, Planning, Building Regulations, Tender and on to site with one of our preferred builders. We will oversee the contract on site until completion where we will then manage the defects period and the finances for our Client.

Planning Permission secured for this project in We Planning Permission secured for this project in West Kirby. Building Regulations and Tender now complete, Phase 1 start on site due later this year. Exciting times ahead for our Client!
🏡Our Client bought this detached property in We 🏡Our Client bought this detached property in West Kirby as their forever family home. 
💡They had a big vision for a contemporary transformation, which included major internal and external changes. 
✏Another local architect had done a lot of pre-planning work on the project, but just hadn't managed to get the project over the line with the Planners. We were brought in as a fresh set of eyes, and we used the pre-app report from the Planners (we never looked at the previous designs) to take the project on several iterations of the final design. After many wranglings with the Planners, we finally achieved a successful outcome, with a Planning Approval secured.
📋We have now completed the building regulations submission and the tender process.
🛠We are about to award the contract for Phase 1 of the works to one of our local builders, with a start on site due in the early Summer.

📏Some more measuring up last week, our @leica.d 📏Some more measuring up last week, our @leica.disto has been busy recently! This time the Leica was in action at this really interesting, ornate and historical property. 
✨We have recently completed our PROJECT STARTER package for this Client, where we had a design session with them, based on the estate agent plans and then prepared them some sketch designs and an outline budget plan. We also had a quick chat with the Planners to ascertain some clarity on a couple of Planning points.
🚂Now its full steam ahead with their preferred option, hence measuring up to enable us to prepare an accurate 3D model of their property and site area. 
✏️We'll then have another sit down design session with them at the property to go into greater depth, clarify their brief and look at their options with the accurate model of the property, with a view of completing this stage of the project with the submission of a Planning Application ✅

📏Measuring up a few days ago at one of our newly instructed projects. Near to West Kirby prom, where we've currently got several projects at various stages of the design and construction process. 

🏠This one in particular is a great property, which has remained generally untouched for about 40 years. 

💡Our client has lots of ideas for extending and improving. Its in a tricky plot in terms of Planning restrictions, but we're looking forward to helping her maximise the potential in this property and add value, whilst navigating Planning Policy, to design her dream home 💚🏡
